SEO TIPS FOR AIRBNB HOSTS

SEO, for those who don't know, stands for Search Engine Optimization. When guests search for a place to stay on Airbnb, it is ultimately an algorithm that is the gatekeeper to whether your place is seen on the front page or not. If you have a high SEO ranking you are much more likely to be seen. If not, you are less likely to be seen.

The foundation of being a proficient Airbnb host that gets a lot of bookings boils down to two things. 

Cleanliness and communication (expectation management).

Ultimately these are the two things that will impact most of your guests reviews. And good reviews are by far one of the most important factors in your listings SEO ranking. When I talk about communication that includes everything from your title, listing description, photos, and messages. As these are the things that will form your guests' expectations before and during their stay! And as Airbnb hosts we are really in the business of expectation management. It is important to set an accurate expectation that is still capable of grabbing the guests attention and to have them pick your listing over the abundance of other Airbnb options. Assuming you are able to walk this line, here are some tips to give your Airbnb that extra SEO boost over the competition. 

Put "emojis" in your Title (must do from desktop)

Putting a special emoji in your Title Listing will subconciously (or conciously) grab their attention. Airbnb does not allow you to simply use your regular iphone emojis to create your listing, or in the app at all. But there is still a way to do this. On your computer or laptop go to https://www.copypastecharacter.com/emojis. From this website you will be allowed to copy and paste emojis, such as stars or hearts, into your listing title and description! Just don't overdo it.  ðŸ˜‰

Response Time

Response time to your guests is a huge factor in your SEO ranking. Airbnb tracks how long it takes for you to respond to your guests booking requests and messages. The quicker your response time the bigger SEO boost you will receive. If you receive a message while you are busy it is often worthy just to send a message saying that you will respond at a later time when you are free. This way the guest knows you got their message and are not ignoring them and the algorithm marks you with a fast response time. 

Get Accepted into Every Collection 

Airbnb has 2 different "collections" for listings to be a part of, these are the Family Collection and the Work Collection. People travelling as families and people traveling for work can filter for homes that have all the amenities that they need and thus are in these collections. Requirements include things like having certain amenities, reviews, property type, and cancellation policy. Here is a link to a website that shows what metrics are required for you to get in to each collection. 

It is also an SEO boost to get classified as a Superhost as there are some guest who will filter to stay only with Superhosts. Here is a link for Superhost requirements. 

Wishlists Saves

When people add your listing into their 'wishlist' it tells the algorithm that people want to stay at your place! Make sure to add all your listings to your own wishlist and to send the wishlist to friends and family for them to add as well. The more people who have your listing in a wishlist the better the SEO boost!

Use All 50 Characters in your listing

Use all the title characters that are available to you! The more words you use in the title the more chance you have to match a keyword that a guest uses. It is important not to begin your title with fluff, start with the most pertinent, catchy info and add more info towards the end. This in part because not all 50 letters will be shown from mobile unless they actually click on your listing.
